Finding Good Renters

There is a general thinking among landlords that finding a good, sincere tenant is like finding a capable doctor. It takes some effort and time to find one. Unfortunately, if you are stuck with the wrong type of tenant, then life can turn into a nightmare, as some of the tenants are so cunning that they can really put the landlords in a spin.

The best way to start looking for a good tenant is by the conservative way of spreading the word amongst your friends and relatives about the availability of the property for rent. In case, you get one by way of a reference from a friend or relative, who can vouch for his character, then you really should not bother about getting another person, even if there is a better offer. It is always advisable to rent your property to someone who would take care of the property and live a sincere life, even if he pays a bit less than the other guy, who would pay more, but you have no idea about how he would take care of the property. If that does not materialize, then you can think of putting up advertisements in different platforms like newspapers, internet and even at real estate agents' offices. Here, you will get renters quite fast but you will have to pay the agent the commission as per his offer.

As you put up the advertisement, you are always bound to receive calls enquiring about the expected rent and terms of agreement. It is a normal case that only one out of five people who have called generally turn up to inspect the place. So, a personal meeting is the best way to start the process. Once this initial screening is over, you can ask for references and try to find a common friend among the contacts that he lists, so that he always knows that you have alternate ways to locate him, in case of any issues.

Try to gauge the character and stability of the person by asking him various questions. These could include the duration he has been staying at his present residence, the reason for shifting from there and even his employment status. You could create a form which could be filled by the prospective tenant and contains all details like permanent address, identity proof, credit report, mode of intended payment and references. Always make sure to cross check references so as to ensure that you have some contact to fall back on in case of any default or such problems.

It is always prudent that you get a stable tenant who might pay a bit less but is willing to commit and take care of your hard earned property, as some tenants offer high rents but could even end up using the premises for unwanted activities, which can put the landlord also in a great deal of trouble.
