Making Your Property Rentable and Desirable

The key to fetching a good rental price for your income property lies in simple things, and basic marketing, much like the packaging of any product or service that is for sale or rent, and thus, if you market your properties with this realization, and approach this is as any other business might. How so you ask? Simple really, and you should be able to do it in a way that does not cost you very much but allows you to rent your properties at the higher end of the scale.

What can you do to insure your property rents for a higher price than others? How about consider upgrading the landscaping, flowers are known to sell well. Also, consider brick borders on driveways and walk-ways, and even new mailboxes, something very simple can cause a very favorable first impression, and that's what it is all about, as most renters drive by the property and say; I'd like to live there, before even seeing the insides.

Thus consider new shutters, walkway lighting, or simple retaining walls. A fresh coat of paint is also something simple. A few planters and some dressed up details on the outside of the house can make a huge difference. If it has a black top driveway, consider a fresh slurry coat, one of the easiest and least expensive things you can do. Or if concrete, have someone come remove the drive way stains, or resurface it with a nice design.

And do not forget such simple things as re-painting the curb address, or a new welcome mat. I know much of this sounds obvious, yet, it is so interesting that so few property managers and rental home owners do it. Please consider all this.
